Below is our current letting procedures should you find a house that fits your personal specifications and needs.

 

Home and Hearth Ltd Letting Information

 

Holding Deposit:

A non-refundable £200.00 Holding Deposit will be required.  We will collect half, £100, to hold a property.  You will be required to complete a Tenant Application Form at that time.  Properties can only be held for 3 working days before the signing of the lease.  At the signing of the lease, we will then collect the second half of the Holding Deposit, £100, for a total of £200.  This £200 Holding Deposit will be applied to the Security Deposit upon move in.  Should you withdraw from the tenancy for any reason, these monies will not be refunded.   

 

Security Deposit:

The Security Deposit on all our properties is at least one month’s rent. This deposit is not subject to interest payments. NB: An additional pet deposit will be required where applicable.

 

Administration Fee:

We charge a flat fee of £125.00 to cover our administration including reference checking and the processing of agreements.

 

Pets:

Pets are allowable subject to permission of the owner. Please contact us for a request form. 

 

References:

Upon completion of a referencing application form, the application will them referenced by a professional referencing company which will involve credit checks and require a current employer reference for all potential tenants. If self-employed we would require an accountant’s reference. Any undisclosed county court judgments will mean we are unable to proceed with a tenancy and result in the loss of the administration fee.

 

Emergency Details:

We offer tenants a 365 days a year 24-hour emergency service for any major problems you may incur. Details will be given at the time of key collection for your home.
